SAN PEBBLE RESERVATION
To book an online reservation,
please read the Rental Agreement, enter the amount of your deposit or payment in the following Dollar
Amount field, click the I AGREE button, and fill-in your credit card
information on the subsequent secure-encrypted webpage. Then print this form, fill-in your
information at the bottom of the sheet, sign it, fax it to 770-237-2118,
or mail it to the address listed in the agreement. The deposit is not a
separate charge, it is part of your total payment, and upon receipt will reserve your
selected calendar days. Your reservation will be confirmed as soon
as your information is received and the deposit transaction is
completed.
San Pebble Property - Rental Agreement, Terms &
Conditions
Thank you for choosing San Pebble for your vacation stay. We
will work hard to create a great vacation for you and your family, and to
earn your repeat patronage. The purposes of the following rules include your
safety, enjoyment, and the legitimate function of the house you will enjoy.

CHECK-IN
time:
3:30 p.m. or later. Please plan your
arrival accordingly, since the cleaning crew works between noon and
3:30 p.m. If arriving after hours, please make
arrangements for payment in full prior to your arrival. Check-out time: 11:00
a.m. or before.

RESERVATIONS:
By telephone with credit card, 770-237-2118,
from 9:00 a.m. to
7:00 p.m. (Eastern Time). You can also use the CREDIT CARD form at the top of this webpage
with a MasterCard, Visa, or Discover Card to pay and confirm your
reservation. Please sign this form and return it to the San Pebble Management
office with a check or money order if you prefer not to use your credit card.
All checks should include driver's license number, date of birth and/or social
security number, current address and telephone.

ACTUAL AMOUNT PAID: All rates are subject to Florida Sales Tax and to applicable County
Taxes. Your total cost will be the rental amount plus
an $85 cleaning charge plus 11% taxes. |

RENTAL PAYMENT: The reservation deposit (as listed in
the Rental Rate-schedule)
is due within 10 days of
making your reservation. The
deposit is not a separate charge, it is part of your total payment
and upon receipt will reserve your selected calendar days. Final balance is due in our office 30 days before
your scheduled arrival date. If booking within 30 days of arrival, the total
rent, including taxes and cleaning charge, is due at time of booking to confirm your
reservation. Please mail checks to: San Pebble Management, 100 Sweet Auburn Lane, Dacula GA 30019.
For your convenience, we accept payment by cashiers checks, certified
checks, money orders, traveler's checks, Discover, Visa, MasterCard, and personal
checks (with proper identification and verification). |

CANCELLATIONS: If you should have to cancel your reservation, please notify
San Pebble Management in writing as soon as possible. You can email,
send a FAX to 770-237-2118, or send a letter addressed to the Rental Manager at 100 Sweet
Auburn Lane, Dacula GA 30019.
Cancellations are subject to a $100 cancellation fee. After the property is re-rented for the
same time period as your original reservation, your advance payment will be
refunded less the cancellation fee. If the property is not
re-rented, your advance payment will not be refunded. Every effort will be made
to re-rent the unit. |
 | SCHEDULING: If you should have to re-schedule your reservation after
payment has been made, please notify our office in writing at least 60 days
prior to arrival date. Re-scheduling may only be made for the same property,
otherwise, the cancellation policy will prevail. After re-scheduling is
arranged, a
new Vacation Rental Agreement and confirmation will be forwarded to you for your
review and signature. If for any reason the house is not available for occupancy
of a confirmed reservation, every effort will be made to reschedule,
relocate your rental to an alternate house of equal or greater
value, or refund all monies paid. In no case will San Pebble
Management's refund or liability exceed the total cost of the
original rental or deposit paid. |

LINENS: For your convenience, all beds are made (sheets & pillow cases)
and an initial supply of bath towels, hand towels, and wash cloths are provided. Please bring your own kitchen towels,
toiletries and detergents. |

OCCUPANCY/USE: Restricted solely for residential use to the specific
number of occupants as described/advertised for each home. We do not rent
to anyone under the age of 25 (legal photo ID required upon request). Use
for occasions such as weddings, receptions, “parties” which increase the
stated occupancy (even for a few hours) must be requested in writing and
approved by San Pebble Management prior to occupancy. If San Pebble
Management approves the event, guest may be required to pay an additional fee,
deposit, or cleaning charge. Failure to fully disclose (or misrepresentation of) such
occasions is a cause for immediate cancellation of the reservation with
forfeiture of all funds and all guests vacating the premises. San Pebble
Management reserves the right to deny occupancy; evict, and refuse refund at any
time to anyone who appears to be detrimental to the property. You will be
asked to vacate immediately, with no refund if one of the following is
discovered during your stay:
· House Parties or
Fraternities/Sororities.
· More than two families checking-in or staying in a rental unit.
· More than maximum number of guests allowed.
· Campers, trailers or motor-homes, if used or lived-in.
· No BBQ on decks,
porches, inside rental units, or under the house.
· No fireworks or fire-crackers.
· Rental obtained under false pretense or
misrepresentation. |

DAMAGED & MISSING ITEMS: Guest, in signing below, assumes full
responsibility for any items damaged due to misuse or negligence or action on
guest's part, except in the case of normal wear-and tear reported to San Pebble
Management within 24 hours of check-in, and for any items found to be missing.
All units are inventoried and inspected before and after each occupancy. Guest
allows San Pebble Management to debit his/her credit card account for reasonable
replacement or repair costs of missing or damaged items, and for any excessive
cleaning that is necessary. If damages occur during your stay, please let
us know immediately. |

WHEN CHECKING OUT: Please do the following;
· Wash your dishes and put them away. Remove all
food from the house (refrigerator, cabinets, etc).
· Please leave the oven/range/microwave and bbq grill as least as
clean as when you arrived..
· Please put all garbage in the large trash container outside the
house.
· Please close and lock all windows and doors, and set
the thermostats so the units don't run continuously. |
 | DISCLOSURES:
1. Every effort has been made for accuracy in our brochure
and our printed material, including our web site; however, we are not
responsible for errors or omissions. Rental data is subject to change without
notice. Rental terms and conditions are subject to change.
2. Please note that no refunds are given on appliance
failures or on utilities failures. Replacements for appliances may be
available, but are not guaranteed. For repairs and
maintenance, every effort will be made to remedy any problems that may arise.
3. Please observe the NO-SMOKING IN THE HOUSE and the NO PETS IN THE
HOUSE policies. Please note that guests smoking in the house or
guests with unauthorized
pets will be asked to vacate immediately. If necessary,
cleaning and/or damage costs will be assessed.
4. Guest authorizes San Pebble Management access to the rental house
if necessary for the purpose of managing the property.
5. No driving on beaches or dunes unless you obtain the proper
Gulf County permit. Please don't park or drive in the cordoned septic tank area behind the
house.
6. Garbage pickup is on Mondays and Thursdays. If
the large outside trash container is full, please take the container
to the trash-pickup area in the cul-de-sac the evening before pickup, and please
return the empty container to the house after pickup
the next day.
7. Request to open door resulting from guest's misplacement
of keys: $30 service charge. Please return all keys via postal mail to: Rental Manager at 100 Sweet Auburn Lane, Dacula GA 30019.
8. No refunds for early check-outs or no-shows.
San Pebble Management will work with you to make an alternate reservation,
if possible.
9. There are not currently any
construction sites near San Pebble, and if a new construction
project starts, we will do
our best to talk to the contractors. But, because construction projects are
ultimately beyond our control, no refunds will be made due
to construction related issues.
10. San Pebble Management is not responsible for accidents,
injury to guests, loss of money or valuables of any kind. Please lock the doors
and windows each time you leave the house. |
 | PERSONAL ITEMS LEFT BEHIND: San Pebble Management is not responsible for lost
or misplaced items or items left in the house. However, if notified and/or found
within a reasonable time, we will be happy to ship them to you and bill you for
the packing and shipping. |
 | EMERGENCY SERVICE: We pride ourselves
on our maintenance staff. They are available to provide timely service.
Please respect the fact that emergencies take precedence! If you have a
true emergency situation during non-business hours, call our emergency phone at
770-237-2118. |
Statement: I certify, under penalty of perjury, that I am 25
years of age, or older, and I am the holder of the credit card account
referenced herein or have been authorized by card holder to make this
reservation. I fully understand and agree with all rental conditions listed on this agreement, and authorize San Pebble
Management to debit the initial deposit and other applicable charges from the
credit card account written herein, according to the terms of this agreement. In
case of default by guest and non-collection by San Pebble Management, I agree to pay for all court costs, San Pebble Management's attorney fees and all
collection costs. I understand that this agreement is a legally binding instrument.
I understand San
Pebble Management will not share my personal information with third parties, and
I hereby authorize San Pebble Management to contact me for all necessary purposes by commercially reasonable methods.
